- Location

If you're planning to farm your land and
support yourself with direct market sales, then you need to be within range of any city of about 25,000 people, where you can still find excellent quality farm land at low prices.

- Ground Water
If your land isn't already piped for water nor have a well, you may have to dig one of your own, which can be a major expense. In some areas you may have to dig far deeper than 750 feet to reach water and in some other areas the average depth for a well is only 250 feet.

Looking inland, you might want to consider Lake Chapala, where there is already a very large North American community, or San Miguel de Allende, a small but beautiful colonial city in Guanajuato.

What is International Living?

The term international living describes a relatively new phenomenon, beginning in the 1980s and keeping pace with globalization. The term encompasses real property development, sales and leasing transactions across national borders. International living could be viewed as one of the most dynamic branches of real estate although it is, by definition, influenced by fluctuating market value in various sectors between countries, as can be evidenced by the 2008 global credit crisis.

International living is best subdivided into two categories: international commercial real estate and international residential real estate. Some examples of international real estate transactions are:
- A citizen of one country purchases a house in another country:
- A corporation headquartered in one country purchases or leases an office building another country
- A corporation or investment group in one country builds a hotel in another country

Most international commercial real estate transactions will take place between corporations and may involve, lead to or be a consequence of legal, design, urban planning, engineering, financing, and construction work.

Some of the factors leading to the growth in the international commercial real estate sector are:

- The post-war growth in urban development and infrastructure in both developed and developing nations;
- Business' evolution toward multi-national business operations;
- The growth in international investment practices enabling investors to look outside their own countries for above average performing investments.

Most international residential real estate transactions are generated by individuals purchasing lots or built units (including family homes, apartments, and condominium units).

Some of the factors leading to the growth in the international residential real estate sector are:

- The rise in international tourism and travel;
- The baby boomer generation reaching retirement age and looking for more flexible retirement options.
- The increase in available information on the World Wide Web regarding property listings in countries around the world.

Deals of land for sale in Mexico

There are good deals of land for sale in Mexico among the rolling hills, with views of the fields spotted with woodland.  These are still places where neither international demand nor demand from Mexicans coming from the larger cities have pushed up prices, but enjoy close drives to Morelia and many of the surrounding villages.

The weather ideal for those who love very moderate temperatures; as mentioned above, winter nights drop to about 50, and rise up above 70 during the day to warm things up.  Summer days get as hot as 85 (almost never over) and the nights go down to a refreshing 60.
Beautiful Mexico lands around these lakes can be found for excellent prices.  A beautiful countryside area, with beautiful mountain views and a large parcel of land can be found.

 Land for the production of cotton cannot exceed 150 hectares (approximately 300 acres) of irrigated land; land used for the production of a few specialized crops like coffee, bananas, cocoa and fruit trees cannot exceed 300 hectares (approximately 600 acres) of irrigated land; land to raise livestock cannot exceed necessary land to raise a maximum of 500 large farm animal or equivalent small farm animals; and forestry property cannot exceed 800 hectares (1600 acres).

However, companies may own land for agricultural, livestock and forestry purposes in tracts not greater than 25 times the factor for individual landholdings mentioned before, always having sufficient number of shareholders or partners to justify their landholdings.

Land for sale in Mexico provides an excellent opportunity to become immersed in a new culture, and a place like Morelia leaves you little choice in the matter!
